CAI-OC NOMINEE FOR INNOVATIVE MANAGEMENT, CHRISTINE HULKA

Christine Hulka, General Manager, manages Northpark Maintenance Association, a prestigious and private 1620-unit master planned community in Irvine. Built in 2000, Christine noticed its onsite office administration space and staffing hadn’t kept up with the community’s evolving needs. In 2018, she partnered with the Board of Directors transition the role from a part-time portfolio manager to a full-time General Manager by successfully amending the CC&Rs with overwhelming approval from homeowners. She has been working with the board on numerous renovation projects, redesigning the administrative offices, expanding the clubhouse and adding additional staff to remain competitive with newer developments and add value for all homeowners.

Not every new idea has to use extra funds. Christine negotiated the installation of Cox Business Solutions to save the association $36,000 over a 3-year term and replaced the controllers at all five pools with Title 22 compliant equipment to save $14,400 annually on contract maintenance costs! Also, she completed a pool renovation on time and within budget and began work on the second, even refurbishing existing wall sconces at the pools and throughout the community to save the HOA over $500,000. Her innovative thinking continues to make life better for all residents while making every dollar count.

As a frequent participant in CAI industry events, Christine holds CMCA and AMS certifications and is actively pursuing her PCAM. The Northpark Board of Directors is also proud of her industry participation and supports her ongoing education.
